Burnham Yard is located less than a mile southeast of Empower Field at Mile High along the I-25 corridor in Denver's urban core. The site is situated between 6th and 13th avenues to the south and north while bordered by Seminole Road and Osage Street to the west and east.

What other locations were considered as a preferred site?
Numerous sites were initially considered, including Empower Field at Mile High's existing footprint. Eventually the Broncos narrowed their options to the current site as well as Denver, Lone Tree and Aurora before identifying Burnham Yard as the preferred site. While Lone Tree and Aurora are great communities—full of Broncos fans—overall we feel Burnham Yard is the best location to serve as the preferred site for our future stadium.
Why do the Broncos need a new stadium?
This decision was made after careful evaluation and extensive research over several years. When the Broncos' lease at Empower Field at Mile High expires with the Metropolitan Football Stadium District after the 2030 season, the facility will be 30 years old, which is a common inflection point for professional sports venues to undergo a complete replacement or extensive renovation. With the evolution of fan expectations and the year-round opportunity created by a stadium-anchored mixed-use district, Burnham Yard was identified as the preferred site to drive lasting economic impact, growth and connection for the community
What is the history of Burnham Yard?
Burnham Yard has a rich history as a downtown railyard that predates Colorado statehood. For nearly 150 years, the site was a major center of activity for Denver, stimulating the city's economy, providing employment for thousands of residents and linking communities throughout Colorado and the West. Burnham Yard ceased operations in 2016, and Union Pacific Railroad sold the site to the state in 2021. History Colorado will be the main point of contact for cultural and heritage resources related to the site.
How big is the Burnham Yard site and how was the land acquired?
The entire area for the stadium and mixed-use development is more than 100 acres. The organization has a conceptual agreement with the state of Colorado to purchase the 58-acre parcel of Burnham Yard at cost as well as an agreement in concept to purchase 25 acres from Denver Water. Various private real estate acquisitions will make up the rest of the area.
